Success Story: Chevy Chase Lake Sector Plan

In July, 2013 the Montgomery County Council adopted the Chevy Chase Lake Sector Plan. Lerch, Early & Brewer attorneys, including Steve Robins, Robby Brewer, Patrick O’Neil, and Stacy Silber, were key advisors through this process, representing many of the major land owners including The Chevy Chase Land Company, Howard Hughes Medical Institute, and Landmark Realty.  

The Chevy Chase Lake Sector Plan has a land area of approximately 380 acres and spans both sides of Connecticut Avenue between Jones Bridge Road and East-West Highway. Redevelopment opportunities are targeted between Manor Road and Chevy Chase Lake Drive, with the Sector Plan making way for residential development behind the Starbucks on the west side of Connecticut Avenue, revitalization of aging housing stock, and a redevelopment of the existing commercial shopping center (currently improved with the Chevy Chase Supermarket and TW Perry) on the east side of Connecticut Avenue.  

The coming Purple Line, with a station proposed on the east side of Connecticut Avenue, was the driving force behind the Sector Plan. The Sector Plan’s adoption makes way for the creation of a vibrant mixed-use town center including transit, bicycle, and pedestrian oriented developments, and affordable housing, all of which are compatible with the character of the surrounding community. The County Council is expected to adopt the Sectional Map Amendment (reflecting the Sector Plan’s zoning recommendations) for the Chevy Chase Lake Sector Plan area in early 2014.
