Extension for Subdivision Plans and APF Determinations
Recognizing the severe economic recession, the slow recovery and the difficult conditions that still exist for the business community, the Montgomery County Council extended certain development approvals by another two years. The Council voted unanimously to grant another two-year extension for all existing and new preliminary subdivision plans and Adequate Public Facilities (APF) determinations that will extend validity periods for projects through at least April 2013. Two years ago, the Council adopted a similar two-year extension that was set to expire in April 2011.
News Laws Affect Home-Based Businesses, Commercial Parking on Residential Streets, Residential Parking and Front Yard Paving
In a separate effort initiated by the County Executive and approved by the County Council, Montgomery County adopted new zoning laws that seek to preserve the quality of life in residential neighborhoods. The new zoning laws, effective April 24, 2011, amend the regulations that apply to home-based businesses, limit the types of commercial vehicles that may park on residential streets, require vehicles parked in front yards to be on surfaced areas, and limit the amount of paving in front yards. Front yards paved before October 26, 2010 that exceed the limit are exempt, but cannot be increased. The zoning changes do not apply in the municipalities of Rockville, Gaithersburg, Brookeville, Poolesville, Laytonsville, Barnesville, and Washington Grove.
