Rosemarie Salguero is a transactional attorney who counsels clients on Real Estate and corporate matters, including drafting and negotiating commercial real estate purchase agreements and leases, and buying and selling privately-held companies throughout Maryland and the District of Columbia.

Rosemarie’s clients regard her as a trusted advisor for both her industry knowledge and her ability to synthesize and articulate key issues into business strategy while minimizing legal risk. She not only identifies issues but solves them with her no-nonsense, practical approach.

For corporate Clients, Rosemarie guides entrepreneurs through the lifecycle of their business: from drafting LLC operating agreements and reviewing loan documents to advising on day-to-day vendor contracts to successfully negotiating business acquisitions or the sale of ownership.

For real estate developers and institutional property owners, Rosemarie negotiates and drafts acquisition, development, financing, and lease agreements for a broad range of asset types including single building, shopping centers, and mixed-use projects.

Rosemarie has in depth knowledge of the restaurant industry and provides comprehensive legal advice to restaurants related to retail leasing, construction buildout, financing, alcohol licensing and general operational matters.

Rosemarie is relentlessly curious. When she is not working on a deal, you can find her at museums or archeological sites in major cities throughout the globe, reading historical biographies or enjoying the culinary delights of the DC restaurant scene.

Representative Matters

Mixed-Use Development Transaction: Assisted in executing transactional documents, including negotiating and closing of ground lease for $144 million mixed-use student housing and retail complex in DC’s Shaw neighborhood.

Loan Transaction: Represented owner of two shopping centers in refinance of $23 million loan.

Restaurant Transaction: Negotiated asset purchase and lease agreements, and secured alcohol permits for new Swiss-American restaurant.

Alcohol Licensing: Obtained umbrella alcohol license for multiconcept restaurateur in 41,000 sqft. shopping center food court.
